We work hard to ensure you pay a rent that you can afford. Our aim is to create sustainable businesses, not short term outcomes. Where stock purchasing forms part of the agreement, we ensure prices allow you to achieve a reasonable margin. We also work with you to help drive down controllable operational costs, so your pub can deliver the best possible value for money while remaining commercially strong.

Support

Running a pub requires responsive and informed support. We operate with an industry leading low ratio of pubs per Business Development Manager. This ensures our team has the time and capacity to respond directly to your business needs, when and where you require it. Your Business Development Manager works closely with you to review performance, discuss opportunities and address challenges. We provide practical guidance on forecasting, cost management and commercial planning. Regular contact and open communication help ensure that support is proactive rather than reactive.

We operate with a flat management structure that allows for direct collaboration between our operational field teams and executive management. This structure enables decisions to be made efficiently and with clarity.

There are no long approval processes within Red Oak Taverns, even for significant investment decisions. This allows us to respond quickly when opportunities arise or when challenges need to be addressed. Decisiveness matters in a changing market. By maintaining clear lines of communication and leadership involvement, we ensure that our business remains agile and focused on practical outcomes.

Flexibility

Community pubs are diverse, and we do not believe in a one size fits all approach. Red Oak Taverns operates managed, franchised, leased and tenanted platforms. Within our tenanted model, we offer options that may be tied or free of tie, structured over varying periods. This can range from a short term arrangement designed to allow you to gain experience, through to a 25 year full repairing and insuring property lease. The most suitable operating platform will always be driven by the requirements of the pub and the needs of our Operating Partner.

By offering this level of flexibility, we are able to tailor opportunities to different ambitions and stages of experience.

Focus

We maintain a strong focus on every pub within our estate. All of our pubs and Tenant Partners receive at least one visit per year from a member of our executive management team. This direct engagement ensures that we understand your business at the highest levels of management. This approach allows us to remain responsive and decisive. It also reinforces our commitment to maintaining high standards across the estate. By combining executive oversight with day to day operational support, we ensure that each property receives the attention it deserves.
